THE BROKER REQUEST EMAIL

When a deal clears your Buy Box, this is the message that opens the conversation. Copy it, fill every blank, send it.

Fill every field before you send. An unfilled placeholder is worse than no template at all — it tells the broker you're sending the same email to everyone. The blanks are gold-coloured below so none of them slip through.
SUBJECT: Introduction & Information Request — {{business_name}}

Hi {{broker_name}},

Thank you for sharing the opportunity for {{business_name}} — {{sector}} in {{geography}}. We're actively evaluating acquisitions in this space and wanted to introduce ourselves and request a bit more information.

A little about us: we are {{buyer_org_name}}, {{one_line_buyer_description}}. Our acquisition criteria: {{buy_box_summary}}. We structure financing deal-by-deal — our own capital, SBA, institutional partners, or our private network, depending on what works best in the eventual deal structure, for the seller and the DSCR.

To evaluate {{business_name}} properly, we will need as many of the following as you can now send:

  - Trailing 12-month and prior 2-3 years' financial statements (P&L, balance sheet)
  - Business tax returns, same period
  - A rent roll or lease details, if real estate is part of the deal
  - Any existing debt schedule (balance, rate, term)
  - The seller's stated reason for selling, and their timeline

We're happy to sign an NDA before you share anything further, and would welcome a short introductory call — 15 minutes is usually enough for us to cover our process, confirm fit, ask one or two specific questions about the deal, and let the sellers get comfortable with us as buyers.

A fuller list of what typically strengthens a deal like this — for both operating businesses and income-producing real estate — is here, if useful as a reference for what the seller's side might want to have ready:

Looking forward to hearing from you.
